Why You Need to Visit WhoIs

Date: 8 Feb 2011 Comments:0

Recent case studies of 5 small business owners who had their web sites disappear from the internet may be the subject of an upcoming eBook. The situation happens more frequently than some people realize, so the following advice is being released now. Free domain registration information is easily retrieved and should be reviewed by any site owner who is unfamiliar with the term “WhoIs”.

Many web site owners may not know what WhoIs means, so here is the short version and action plan. Do this today!

Web sites disappear for a variety of reasons, and small business owners are particularly susceptible to this problem because they are too busy running a business to learn about risks involved with a www domain or hosting.

Here is an outline of the basic cause in each of the 5 case studies:

1. Inactive Administrative Contact Email Address
2. Hidden Registrar and Incorrect Registrant
3. Expired Credit Card for Hosting
4. Hijacked Domain and Identity Theft
5. An Example of an ISP Shown as the Registrant

Learn from the mistakes that others have made, and in a few easy steps you can prevent this unfortunate surprise. Advice includes a cast of characters that may not be familiar. Let’s introduce them first so you understand the difference between registry, registrar, and registrant.

Registry – the worldwide authority that controls issuing of www domains to avoid duplicates

Registrar – a service company authorized to register or renew domains with the registry

Registrant – the entity, person or company, who owns the license for a particular www domain
* Note: No one owns a domain. Registering is an exclusive license for a set period of time.

Most web site owners acquire a www domain for personal or business use through a registrar who acts on your behalf and applies for your domain with the registry. Approval is usually received within 24 hours. Your registration information is then kept on file with the registry. This is long forgotten until a problem occurs, usually by surprise!

The solution: Using any major search engine, do a search on “whois” and follow the links to access a whois database. Most have a search box for entering your www domain name, and once you hit enter or the go button the report is retrieved in a matter of seconds.

Reports may vary in format, however, all should display key information including registrar, registrant, administrative contact, technical contact, and perhaps billing contact. Confirm the accuracy of each, however, if any ONE piece of data is critical it is the administrative contact. It should be you, and it should list a current active email address. If either is untrue, it needs to be corrected. Next, let’s explore the importance of the administrative contact.

The only recognized authority for controlling your domain, including changes, is the administrative contact, but wait. Changes can only be made by email correspondence, therefore your name as the registrant (or admin contact) does not make you the authorized person for changes. It is whoever answers the email listed under administrative contact, so an old or invalid email address will not work. The admin email address needs to be yours, and it needs to be kept current.

Review your registration information. Problems? Begin with your internet service provider to learn how to have entries corrected. You may need to contact your registrar, also.

Wholesale Dropshippers Scams Revealed

Date: 1 Feb 2011 Comments:0

If you want to acquire products to drop ship or wholesale, where do you look? There are all kinds of wholesale and drop ship list for sale on eBay. There’s likely to be lots of decent companies right?

Not true, according to Chris Malta, the Product Sourcing Editor for eBay Radio:

When you see all these Incredible lists and books and packages of wholesaler suppliers and drop shippers for sale on eBay and the rest of the Internet, for anywhere from 5 to 50 or more, what youre seeing 99% junk.

There are thousands of scammers, snake oil salesmen and con artists on the Internet who are just lying around waiting to AMBUSH you when you begin looking for REAL wholesale suppliers to do business with. Believe it or not, there is a whole niche industry built up on the Net around this kind of scamming! The folks who run these scams have all the moral fiber of a box of hair, and the only reason they even recognize the word Scruples is from the TV ad for the party game.

You may have even fallen prey to one of these con artists, selling you their “insider” wholesaledrop ship list of suppliers. Me too. I’ve purchased so many lists that I can’t even recollect how many. I don’t know why, but I tend to find the “good” in people, and I was “sold” by these marketing schemes time and time again, even after being scammed by the latest one. Finally, after so many disappointments, I had HAD ENOUGH. I decided to get to the bottom of this appeal we all have with wholesaledrop ship companies, and find out if there really were any LEGITMATE drop shippers for purchasing hot consumer goods at great prices.

I literally contacted the administrator of every wholesale drop shipping website I could find. Posing as an investor, I managed to persuade the owners that I was seriously interested in purchasing their entire website and business. That way, once the cartoonish money bags flashed in their minds, they would grant me free access to their member’s areas to examine what I would be “buying”. Well, I was appalled with 99% of what I found. Many of the owners actually bragged about how many people purchased their useless subscriptions. I repeatedly found:

*outdated lists

*non-working links

*links leading to other sites that asked for more money

*no help section

*no real email support

*no refunds

I quickly realized that these so-called wholesaledrop ship lists were totally pointless. And the owners knew it, yet they were laughing all the way to the ATM machine! Needless to say, I didn’t respond when they asked if I was still interested in purchasing their websites. Surprisingly, while sitting through all of the scam artists websites, I was able to locate a group of individuals that actually ran legitimate programs.

The owners were common folk like you and me that found a way to earn extra money working from home on their computers. Their membership areas were impressive, with an impressive amount of quality information on how to make 100-200 per day on your computer doing very little work. I even chatted with a few of their customers in several online forums, and they confirmed that they were earning extra money using the information that the websites had provided them with. It was like I found a few diamonds in the rough. But don’t take my word for it, you can drop by the over two dozen sites I found. See what you think.

They do charge a minimal fee for access to their program, which is to be expected for any legitimate enterprise that actually has people on staff who are dedicated to helping you get earning online. What a warm group of people! Anyway, if you do decide you are interested in any of the two dozen companies, I advise you to join post-haste, as the owners have informed me that they are getting so many new members by word of mouth referrals that they will be blocking off membership completely by months end. (By the way, you didn’t get this news from me!) They don’t have a large enough staff to welcome many more people, and they are driven to providing excellent service to each person. Well, my quest to find legitimate Drop ship companies has come to an end. I have to mention I was thoroughly disappointed with most of what I found, and I strongly urge you not to take any chances doing business with any companies other than the twenty four I will share with you.

Whatever you do, I hope for you and everyone you love a healthy and prosperous year.

Take care and I wish you all the best.

When Fear Comes Calling

Date: 25 Jan 2011 Comments:0

What happens when you want something really bad? Sometimes it feels like an ache or a hunger. We find that we are not satisfied until we have gotten whatever it is that we desire. What happens when we finally get what we want? Are we finally satisfied or do we find that our desires have moved on to bigger and better things?

Have you ever heard the saying, “be careful what you wish for”, when describing to someone what it is that you want? This implies that there will be a negative outcome if you actually get what you want. This saying is actually a phrase that is steeped in fear.

Over the centuries there have been many stories written about people who wished for something and when they got it bad things happened to them. The unfortunate thing about these stories is that they are mostly circulated when we are children. We are told stories about people who wished for things that when they got them, the bad things started to happen. So let’s dissect a theory on where these stories may have had their origin.
Have you ever noticed that the desires of children sometimes seem to be insatiable? When you take a child to a grocery store they always seem to ask for something. When they watch television, the commercials that they see are created to arouse desire within them to have the products that are advertised. You can often find yourself in a relentless battle with children telling them that they can not have everything that they want. So what would be an easy way to say no without actually using the word?

Please do not bail on me until you read past the next two paragraphs, I am going to tell a story as an example here….

One way would be to tell them the story about the little boy who wished for everything. One day he found a rock laying by the side of the road that seemed to be glowing. He cupped his hands around it to provide darkness and indeed it glowed in the dark. He put the stone in his pocket and headed home. When he arrived at home, he went to his room and removed the stone from his pocket. As he looked at it, he wished that he had a nice wooden box to keep his new treasure in.

Suddenly a wooden box appeared on the bed beside him. It was inlaid with ivory and fine wood. He picked up the box and stared at it in disbelief. He opened it and inside was a special place where the stone fit exactly. As he began to place the stone in the box, suddenly a small bird crashed into the window of his room.

He went to the window and looked at the small bird lying on the ground writhing in pain. He did not realize yet that the bird had been hurt as payment for his wish.

And on and on….

A negative consequence for a positive gain. Do you ever wonder why you feel anxious when a very large deal is pending, something that you have been wanting really bad? Could it be that as a child you were programmed to believe that if something very good was to happen, that something very bad would follow?

Could this be the reason that as we begin to reach the successes that we have always dreamed of that we sabotage ourselves and prevent them from happening? We begin to suffer from the “what if’s” and the “unknowns”. We begin to worry that if we actually achieve the success that we seek, that something bad is going to happen.

When you begin to experience success in any form, it is important to be prepared to experience the fear of failure, or the fear of something bad happening. When you are getting close to success you should try to notice the voices from your past that tell you something bad is coming and ignore them. You might even say out loud that it is not true, that nothing bad will happen if you succeed.

Reviewing positive attitude materials can help you in this process. In the same way that therapy helps us to overcome personal issues, positive attitude materials can help us to overcome our career issues. Listen to or read something motivational on a regular basis. Attend a seminar at least twice a year dedicated to overcoming limiting beliefs. It is important to exercise your abilities to fight against fear, just as important as it is to exercise the rest of your body.

By learning to overcome your fears you empower yourself to succeed and each success leads you to another and makes you more able to overcome more fears. Practice this regularly and you will find yourself achieving things that you never before thought possible.

What You Should Know About HUD Properties

Date: 18 Jan 2011 Comments:0

HUD properties are available all over the United States, and make great investments for anybody that is interested. These homes often times get a bad rap for being in bad condition, but in all actuality they are not any worse than other foreclosed homes that are available. Just like anything else, there are some HUD properties that are in good condition, and some that are in need of a few repairs. It is simply a matter of how well the past owner cared for the home.

HUD properties are homes that had loans which were insured by the Department of Housing and Urban Development. But when the owner fails to live up to the financial obligations that are expected, the bank then takes over the home and it becomes an HUD property. At this point, the Department of Housing and Urban Development is in charge of repaying the lender any money that they lost on the deal. So as you can see, the Department of Housing and Urban Development sticks their neck on the line when they insure the loans on these homes; if the owner does not pay, they are stuck with owing money to the lender.

Investors are particularly fond of HUD properties because they are a great way to make them a quick profit. The way this works is quite simple. Since HUD properties can be bought at a great discount, investors will purchase as many as they can afford. They will then fix these homes up just enough so that they can sell them back to the public. But the catch is that they sell them for the market value. This means that their profit equals the difference between the market value cost and how much they actually bought the home for. In many cases this can be tens of thousands of pounds. By doing this on several houses a month, HUD property investors can make a lot of money.

If you are not an investor and are just in need of a new home, you may also want to consider HUD properties. Even though you may have to put some work into repairing the home, you will save a lot of money on the initial cost. With the money that you save you will easily be able to make the necessary repairs.

HUD properties can be found all over the United States, and offer great buys to interested parties.

What you need to know about a Rental Agreement?

Date: 11 Jan 2011 Comments:0

A rental agreement is a legally binding contract between the landlord and the tenant that outlines the terms and conditions of the rental.

This contract document is made up of many components. They are:-

1. The rental agreement should be very specific on the subject of abandonment. It must clearly define the landlords options if the tenant leaves the property without notice?

2. It should outline the alterations that a tenant can make to the property. The rental agreement should clearly state the kind and extend of the alteration that is allowed or not.

3. The rental agreement should touch on the subleasing. As subleasing is very popular today, the rental agreement should state your stand very clearly on this subject to avoid future misunderstanding.

4. The rental agreement should also state very clearly what will happen in the case of defaulting on a payment. The late fees should also be outlined in the rental agreement. The tenant should know up front how much they will be penalized.

5. As a landlord you should have access to your property for inspection. The rental agreement should detail when and how you will be able to enter the property in order to inspect it, etc. State laws vary on this subject and your rental agreement should conform to the law of the state.

6. The rental agreement should state who is responsible for the maintenance of the property. If it is a joint responsibility, it should clearly state who is responsible for what.

7. Payment methods should be outlined on the rental agreement so that the tenant knows how they can pay the landlord.

8. Like maintenance, utilities are a huge part of any rental agreement. It should be clear on who will pay what bill, as well as which utilities are included in the monthly rent.

All of the above are important components to any rental agreement. In addition since state laws differ, a rental agreement can have additional clauses depending on where you are located.

The first place, and usually the best place, that you may want to search for a rental agreement is on the Internet. There are several websites that will supply you with the rental agreement form that you are looking for. One of the more reputable services is located at www.rentalagreements.net.

You have to pay a small price to purchase the rental agreement that is appropriate for your state but it is much better than drafting your own rental agreement and taking the chance of missing out on something that is crucial.

The other way to get hold of a rental agreement is to get in touch with a real estate agency. If you are lucky, they may even be able to supply you with a sample rental agreement that you can customize and use as your own.

A rental agreement is something that you must have if you are going to be renting out any property. State laws differ and your rental agreement needs to meet the laws and requirements of your state in addition to also outlining every aspect of the lease in detail.

What to Look For in a New Franchise

Date: 4 Jan 2011 Comments:0

Want to buy a franchise opportunity? Great idea! Here is a high-level overview on what to look for:

Operating History – A long history of success is the #1 thing to look for. If many other franchisees have been successful over the years, your chances are probably pretty good that you will be successful too.

Location, location, location – Investigate the territory rights. Make sure that your site selection is a good one. Don’t settle for a second rate site.

Investigate – Don’t believe everything you hear or read from the franchisor! Investigate. Lean on those experts around you such as an attorney or an accountant. Visit some existing franchisees(choose to visit ones that the franchisor does not recommend, not just the ones that they feed you).

Labor pool – If your franchise is labor intensive (example: restaurant), what is the depth and quality of the available labor pool? Any business needs a strong qualified workforce in order to succeed.

Initial training – Make sure that you and all key employees are adequately prepared. Grand opening support is a must.

Ongoing support – A critical component for success. Make sure that all levels of support are included, and get it in writing upfront! Don’t rely on their statement, “Don’t worry, we will take care of you”.

Marketing programs – Franchise marketing is important. Make sure that any marketing pounds contributed to the franchisor are spent wisely.

Purchasing power – Can the franchisor pass on cost savings to you based on mass purchasing power?

Investment amount – While the upfront cost of the investment can seem expensive, in the long run it is probably not. A more significant expense can be the ongoing royalty and marketing fees.

Exit strategy – If the opportunity does not work, what is your exit strategy? Will the franchisor assist you in re-selling the franchise? Will they help market it for you? Many franchisors will actually provide a section on their web site for franchise re-sales. Beware if there are a lot of re-sales relative to the total number of franchises in existence.

What’s a Niche and How Do You Find One?

Date: 28 Dec 2010 Comments:0

According to Wikipedia, a niche is “a special place within the scheme of things.” Niche marketing is defined as “the process of finding and serving small but potentially profitable market segments and designing custom-made products or services for them.” So it’s all about finding your special place, and the products and services that fit.

Right from the start, you should understand that your goal in discovering a niche is to concentrate all your ideas and thoughts into the most precise, concise, and focused concept possible. Your potential audience is everyone in the world with computer access and an interest in your site’s topic. Your potential information resources are everything known about that topic. So you want to be sure to have enough information to eventually fill hundreds of pages, and you want to narrow your focus enough that you can be perceived as an expert, as “THE place to go” for information, products, andor services.

I want to add right now that if your only interest is making money online, this is a very difficult area to build a website around these days. That niche was “hot” eight years ago. Most successful internet entrepreneurs in that area say they would not attempt breaking into that niche if they were starting out today. There’s just too much competition, there are way too many experts already. Breaking into a niche market using keywords like “make money at home” “work at home” “home business” is next to impossible. There are billions of niches out there; find yours.

Focus, focus, focus…

Let’s say you’re interested in art. You can narrow your focus by choosing an art medium, period in history, particular artist, subject (still lifes, dogs, clothing, hairstyles, architecture, etc.), events, geographical location, andor the life and inspiration of one or more artists. Your aim should be to choose as many of these focal points as possible, so that the end result is extremely well-defined subject matter.

Then you want to find out how frequently people are searching for this information, what keywords they are entering in the search engines, and how many sites are currently available with that information. Eventually you will come up with your concept, your keywords, and you can begin creating your domain name and meta tags for your website.

Keywords were named that for a reason…

Every page on your website will have its own keywords. These are the words that people will enter into a search engine and find your webpage. Maybe your art interest has been narrowed down to the history of London architecture as depicted in the photographs of John Doe. You must find the best keywords for your niche market, see what sites are currently available, maybe change your focus until you find just the right balance between what’s hot, what’s available, and what’s wide open for you.

This all may seem a bit confusing, and it’s not my purpose here to show you exactly how to do all this, because there’s already a step-by-step manual available and it’s free, so why reinvent the wheel? It’s the Affiliate Masters Course by Site Sell. Pick up your copy and go through it one page at a time. Don’t skip steps no matter how tedious they may seem, because once this work is done, you’ll pick up speed and you’ll never lose focus.

Doing your homework completely at the beginning is crucial to your success. It’s the hardest part, and at the moment, the least rewarding. But once it’s done, you’ve got the skeleton, the foundation, of everything else you will be doing. You’ll have a list of websites to refer back to for researching all the rest of your web pages, articles, links, and so on.

Might as well start out with the current “hot item”…

One last tool before I wind this up. There’s a new kind of free advertising out there that’s also an incredible tool when you’re gathering information. It’s called “Social Bookmarking” or “tagging”. It’s the latest alternative to linking, but it’s also a great way to create your reference list when you’re going through the Affiliate Masters Course. In addition to creating spreadsheets with the information you find as you’re directed to do within AMC, you can create your own bookmark page online containing all the sites you visit that are relevant to your niche. Eventually this forms a web of links and backlinks, but in the meantime you’ll have all your sites for further research in one place.

What is Medium Density Fiberboard And What Is It Good

Date: 21 Dec 2010 Comments:0

What is Medium Density Fiberboard And What Is It Good For?

Medium density fiberboard, also known as MDF, is type of wood that is similar to particleboard. It is made out of wood waste fibers glued together with resin, heat, and pressure. Medium density fiberboard can be used for a variety of projects because of its characteristic it is smooth and uniform consistency. It also will not warp which makes it an ideal choice for cabinetry and molding projects. The MDF is often used in place of plank wood, particleboard or high density fiberboard because when sawed it produces a fine even edge. Because of how smooth the surface is, it takes well to painting and only needs a primer and two coats of paint to have an attractive finish unlike some other wood products that may require more sanding and additional coats of paint. Because it does not warp, it is also used quite a bit in bathrooms for cabinets or in other high humidity applications.

Home builders, cabinet makers and carpenters use medium density fiberboard for furniture, shelving, flooring, molding and doors. The wood is very versatile and can be used for a number of applications. It is used often for doors because it insulates sound and heat very well. Taken in conjunction with its smooth surface and ability to take paint well, it is an ideal material for doors. The wood is also very flexible in the type of treatments that it can take such as nailing, gluing, screwing or stapling. The only drawback to medium density fiberboard is the resin that is used to strengthen the wood. This resin contains formaldehyde so care should be taken when cutting it to reduce the amount of dust that is airborne. Try to reduce exposure to MDF whenever possible.

When medium density fiberboard is used for cabinets and other wood working projects, it is very often covered in a veneer or laminate of real wood to disguise the MDF, especially along edges that may be visible. MDF is also a great wood to use for those who are environmentally conscious. Because it is made from scraps and other waste products it is friendlier to the environment. Instead of these items going to a land fill they are recycled.

What is Fractional Ownership

Date: 14 Dec 2010 Comments:0

Many people ask “what is fractional ownership?” and the closely related question “Is it timeshare? In this article I will attempt to answer these questions. This article is concerned exclusively with the fractional ownership of leisureluxury assets. However most of the principles would apply equally to the fractional ownership of a practical item (e.g. for business).

Definition of Fractional Ownership

In its broadest definition, fractional ownership is any arrangement where a group of people (numbering from 2 to 10 or more) share the ownership of an asset and also share certain rights to use the asset. The use of the word “ownership” in the definition therefore excludes timeshare arrangements, where there is no ownership of the underlying asset. Unfortunately however, some so-called fractional ownership schemes are closer to timeshare than they are to true fractional ownership. When investigating whether to purchase a fraction it is essential to know what your relationship to the asset purchased is. The best arrangement is to be identified as the legal joint owner of the asset (or in the case of multiple assets, the owning organization).

Types of Fractional Ownership

The most cost-effective form is where a group of individuals decide to purchase an asset jointly. They then decide on the exact asset to be purchased, draw up ownership documents (perhaps with the help of a legal firm) and purchase and manage the asset themselves. This avoids the sometimes substantial profit-margin that developers charge when selling fractional properties. This approach does have disadvantages, e.g. the amount of paperwork involved and the possibility of falling out with your fellow fraction owners (over cleaning, maintenance etc.)

Second in terms of cost-effectiveness would be a developer or owner-led scheme, where the individual fractions were being sold direct from the developerowner (but where there were no expensive additional services bundled with the purchase). There will have to be a profit-margin associated with this type of arrangement, since the developerowner is incurring additional legal and administrative costs. If fractions can be sold individually (without all the fractions of an asset being sold) then they are also taking the risk of having unsold fractions tying up their capital.

The above schemes blur into the next category, which I will call clubs. These are sometimes called Ownership Clubs, Private Residence Clubs, Destination Clubs etc. etc. Where they differ from simple developerowner-led schemes is in the level of luxuryservices provided and (sometimes) in the level of ownership. None of these terms have a particular legal meaning so it is up to the purchaser to investigate issues of ownership, booking arrangements, exit arrangements etc. A the extreme end of this group there are some similarities with Timeshare -so be warned!

How Much is it Costing Me?

Here I don’t mean in absolute terms, I mean how much is it costing in excess of the amount that I would have paid for the asset as a whole. Always try and do a comparison with a similar asset purchased outright to gain an idea of what the developerowner’s additional costs and profits are. At the very least it might help you to negotiate a better price if you do decide to buy! You can and should do a similar comparison on the management fees (and pay special attention to any rights to vary them in the future).

Conclusion

True fractional ownership isn’t timeshare, but some of the schemes marketed as fractional ownership are. Be warned and do your homework if thinking about purchasing. if thinking about purchasing.
